If BIM is a useful subset of GIS .. what could be a useful subset of BIM?

BIM is a specified part of GIS pertaining to buildings. 

Can there be a useful subset of BIM called Structural information Modelling (SIM) focusing on monitoring structural information like Vibration, stress, deflection etc. in real time. 

What would be the application of such a system ?
