An efficient structural system minimizes wind loads while creating highly flexible floor plates that accommodate the office and hotel program requirements. A central concrete core and sloping perimeter columns support composite steel floor framing and truss deck slabs. Eight corners mega-columns slope outward to open up large, flexible floor plates. As the corner columns move further apart, secondary perimeter columns branch out to maintain equal column bays. Above the lobby, a Vierendeel transfer truss transfers the secondary columns to the corner columns, creating an open lobby space below.<br /> At the tower's crown, the primary corner columns extend upward to a truss at the top level. The crown consists of hangers and spandrels braced back to the central concrete core with a series of struts. The “Mashrabiya” is a wooden lattice screen found in traditional Islamic architecture and used as a device for achieving privacy and environmental control including natural ventilation, solar control, and glare reduction. The project area is 56,000 square meters primarily for office use (Bank). The design submitted by architect Abulmajid Karanouh (Aedas) offers two 150-meter-high circular towers clad with a curtain wall covered with a kinetic shading system. The tower floor is open plan office spaces with a service core. On some floors, the space is divided into cellular offices and meeting rooms. Each tower has a two-level basement with 24-story office space that includes catering, auditoria, prayer rooms, gymnasium, and plant rooms. There is a basement for car parking and secure vaults for banking services. Following an international design competition, the client chose the striking concept submitted by a UK-based multidisciplinary design team (Aedas/Arup). There is an entrance podium for both towers covered with a 100-m curved roof.
