algorithmic modeling for Rhino
The Birch Lending offer looked one way during the first step, but the final numbers changed after more information was checked. I expected some adjustment, though I am trying to understand which parts usually move the most between the initial estimate and final terms. Has anyone seen this happen, and did the reason for the change get explained clearly before acceptance? It would help to know whether the final terms usually move much from the first estimate.

Early lending figures can move once income, requested amount, repayment frequency, fees, and other application details are verified. I’d compare the first estimate with the final offer line by line instead of judging only the approved amount. A lower amount, a different fee, and a shorter term affect the deal in different ways. The explanation for each change is more useful than a generic statement that the application was updated. Before acceptance, evidence at https://www.pissedconsumer.com/birch-lending/RT-F.html helps compare how clearly borrowers understood the final changes, with the full repayment total visible before commitment.
